01 — The Estate

A house, written in light and stone.

Set among the jungle of the Riviera Maya, Casa Arroyo Blanco is an exercise in restraint — a residence of clean lines, hand-laid stone, solid wood cabinetry, and the sound of falling water. Designed for those who measure luxury in light, silence, and time.

Available, selectively, both as a purchase and as a private rental.

A View From Above

The estate, in motion.

02 — The Residence

Designed for the way one wants to live.

Two stories arranged around a pool and sunken spa. Walls of glass dissolve the line between interior and jungle. The chef's kitchen and primary suite anchor the ground floor; three additional suites — two nearly the size of the primary — open onto private terraces among the canopy.

Every material was chosen for the way it ages — chukum walls, premium porcelain floors, solid wood millwork with concealed hardware. Hand-laid stone defines the property edge.

Walnut chef's kitchen with marble island

The kitchen — walnut, marble, and a centered hood.

Stone-clad entry with oversized Tzalam wood door beneath a window of equal scale

The entry — stone, Tzalam, and a single deliberate door.

03 — Arrival

A quiet entrance, framed in stone.

The approach is intentional. A textured stone wall, an oversized door of local Tzalam wood crowned by a window of equal scale, a single banana palm rising from linear gardens that run the length of the home. The architecture introduces itself in fragments — never all at once.

Inside, the entry splits the home. Six steps up reach a landing whose glass doors open onto a terrace above the canopy; six down end at another set of doors, directly onto the pool deck. A wall of rough rock climbs the spine of the staircase between them, chukum on either side, capped by a low band of glass — the view carries straight through, one floor to the next, out to the jungle.

By night, recessed lighting throws the stone into relief and the home turns inward, glowing.

04 — Features

The details, considered.

Starlink Connectivity

A Starlink connection runs the property end to end — WiFi reaches every room and terrace. Bedrooms and viewing areas are wired directly. A call from the jungle is no different from a call from the city.

Smart Security

Seven cameras watch the property, recording quietly to a system you can check from anywhere. The home opens to a fingerprint, an app, or a code — quietly effortless for those who belong here.

Solar Power

A rooftop solar array, already producing. The home draws most of its power from the sun, with the grid held in reserve. Bills are negligible; the work is done.

Pool, Spa & Waterfall

Pool, spa, and lighting run on quiet, automated schedules — arriving to still, lit water requires nothing of you. After dark, a backlit waterfall completes the scene.

Gardens & Grounds

Beds and gardens are watered on a schedule of their own. The property keeps itself — green, even in the dry season.

Ambient Night Lighting

Exterior lighting activates automatically at dusk and dims at dawn — the property glows at night without touching a switch.

An Invitation

“A house should be a frame for a particular kind of life — quieter, slower, closer to the trees. Casa Arroyo Blanco is that frame.”

06 — Two Paths

Own it. Or experience it first.

07 — Location

Akumal, Riviera Maya.

A short drive from the cenotes, beaches, and reefs of the Yucatán coast. Set on the residential grounds of the Grand Sirenis Riviera Maya — a mature, private lot inside a secured, gated community, screened by jungle canopy.

The community keeps its own private beach and turtle sanctuary, where hatchlings are released each year — a nine-minute walk from the door. The resort's protected bay and beach lie the same distance away.

08 — Ownership

Built to own with confidence.

Clean Title, Ready to Transfer

The property is held in a Mexican bank trust (fideicomiso) — the established, legally sound structure for foreign buyers in the restricted zone. Title documentation is complete and available for review.

No Construction Risk

Casa Arroyo Blanco is fully complete and finished to its final specification. You are buying a finished residence, not a promise. Every system is installed, tested, and running.

Turnkey, Day One

Solar is producing. Security is active. Pool and spa are on schedule. The home is operational — whether you arrive next week or next season, it will be ready.

Rental Income Potential

The property is suited to the premium vacation rental market. Its location, features, and finish position it well above the typical inventory on the Riviera Maya. Ownership can work for you from the first season.

Architecture & Construction

Built without compromise.

Casa Arroyo Blanco was designed and constructed by JCP Arquitectura e Instalaciones — a Riviera Maya firm with deep roots in high-specification residential builds. Every structural decision, material selection, and finish detail was resolved before a single wall went up.

The result is a home that performs as well as it looks — solid masonry, concealed hardware, premium porcelain throughout, chukum plaster walls, and mechanical systems engineered for the tropical climate. No shortcuts. No value-engineering after the fact.
